Prestige Medavakkam Cost Sheet

The Prestige Medavakkam cost sheet is the full breakup of what a home costs. It is more than the base price. On top of the base figure sit floor-rise, preferred-location, maintenance and statutory charges. The 2 BHK starts at about Rs 1.30 Crore. This page sets out what the cost sheet includes, the base prices and the charges that sit alongside, for the 23-acre township in Medavakkam, South Chennai.

What a Cost Sheet Includes

A cost sheet gives the full financial picture for a chosen unit. It starts with the base price of the apartment. It then adds the charges that apply to that unit.

The base price is the size multiplied by the base rate. The extra charges depend on the floor, the facing and the stage. So two homes of the same size can cost different amounts. Always ask for the cost sheet before you compare units.

Base Price by Configuration

The project is offered in three main configurations. The table lists the size band and the starting price for each.

Configuration Size (SBA) Starting price
2 BHK 1,001 - 1,220 sq. ft. From Rs 1.30 Crore
3 BHK Compact 1,380 - 1,550 sq. ft. From Rs 1.57 Crore
3 BHK Large 1,750 - 2,150 sq. ft. On the cost sheet
4 BHK Up to 2,735 sq. ft. From Rs 2.63 Crore

These are indicative pre-launch base prices. The figures are introductory and may rise after the first phase. Confirm the current price with the cost sheet.

Charges on Top of the Base Price

The base price is only the start. A few charges sit on top of it and are billed as they apply.

  • Floor-rise charges apply from the 7th floor onwards, as per the cost sheet.
  • Preferred-location charges (PLC) of about 5% to 10% apply on corner or park-view units.
  • GST applies on an under-construction home.
  • Stamp duty and registration are payable in Tamil Nadu at the sale deed.
  • Maintenance of about Rs 9 per sq. ft. on carpet area is collected at possession.
  • Corpus fund is a one-time payment at possession, around Rs 50,000 to Rs 1 Lakh.

So the figure that reaches the agreement is higher than the base price. Budget for these before you commit.

The Payment Schedule

The project follows a construction-linked payment plan, in a 10:10:80 structure. The first payment is 10% of the total, due at booking.

A further 10% falls at an early construction slab. The remaining 80% is spread across the build, up to possession. The exact stage-wise schedule is set out in the cost sheet. Banks offer home loans of up to about 80% of the cost.
